There isn't a "one size fits all" for that question.If the property is 900 sq ft to 3,000 sq ft home in a typical neighborhood in a normal market and has been kept up or fixed up then you have great pictures posted on Zillow and Facebook, etc.

There is a facebook group targeting my area where they seem to post a lot of garbage opportunitities where profit is not possible.

I would just start connecting with people on here and in real estate investing facebook groups (there's a ton of activity online), and have one-on-one calls/zoom meetings. 

Also some great opportunities to meet people here and in the many DFW REI facebook groups.

I would suggest renting to military buddies because VA vouchers are as good as gold, posting on Zillow's Rental site, Facebook Marketplace, and some furnished sites if you're able to pick up some furniture via Craigslist.

@Elias Camhi hit it on the head with joining NARPM and there is also some great proeprty management podcasts and facebook groups that you can be dropping these questions into.
