You say you closed without seller completing items specified in the contract, but it sounds like you did not escrow any money to insure completion of repairs or get anything in writing that confirms they are still responsible for the repairs?

If you want to sell say 4 years into a 10 year lease you have to position the property to look good to a buyer.I could spend a hour writing details but I have limited time today.No legal advice given.

Not sure if you used a real estate agent to write your offer, but that might have served you better - especially for a property listed on the MLS. 

We ended up having to write up a new contract on the 91st day after purchase which caused the buyers to have to restart the underwriting process all over again.  

If it's not feasible, you will start learning how to value deals and start writing offers.Best of luck!
