I’ve had great realtors with terrible PM, great PM who’ve made terrible realtors, etc.

It doesn't matter if you lost because the paperwork was filed incorrectly or because you're a terrible tenant.

It's probably like Cleveland or some of these other terrible cities where you have to really research the market and carefully pick where to invest.

Rehab Completed:- Replaced Electrical Box; Upgrade Service Ampage; Replaced panel; Added a subpanel- Painted entire interior of home and exterior of front of home- Replaced entire kitchen upstairs- Removed drop ceiling upstairs (looked terrible) & replaced with false ceiling/drywall- Replaced 4 windows - Added laminate flooring in basement- Replaced molding in first unit- All other little things that come along with rehab--outlets, light fixtures, shower heads, etc.

My creative juices are constantly sparked with each new update into the next one, and I don't want to waste the ideas, so...You know the old saying, "Waste is a terrible thing to mind",...or something like that. 

It needs cosmetic work to the point where it shows terribly (busted counters, decrepit fixtures, terrible flooring and paint, etc.).

If you have good credit and your other 2 friends have terrible credit...then no, they should not go on the application with you.
