I have to admit, i am shocked when i hear someone left owing 3 months rent (or more),, I usually think it was a LL just trying to be too nice,,,but using a PM and having that happen, that is totally unacceptable

Never a peep, always pays on time with a smile, pleasant, never asks for anything, no noise complaints, no plugged drains, plugged toilets, addresses me as "Sir"...a dream tenant.We've recently had some vacancies and bumped up the rents to be more in tune with current times.

Personally, I didn't ever want to move my family into a place like this, but I was pleasantly surprised to find the the units STILL rented very quickly, the tenants were almost always great, and the property has been a total cash cow ever since I bought it.If I had allowed my own biases (which AREN'T representative of my market) to control my investment decisions, I probably would have paid way too much for a property that didn't cash flow.I'd say it's more important to understand the people you're trying to sell to.

and maybe you can skate around it if your living in it and move from one to the other.. and I know its a shock to many as so many in Oregon don't realize this and just figure since they own the property they can work on it or GC it themselves ( IE fix and flip)...

Electronics don't "fry", that's what dumb people say when they break them.Your lack of grounds could cause an electric shock, which I would be much more concerned about the liability of, but will not "burn out" anything.
