Investors usually withhold 20-25 percent of rent for expenses(repair, management, etc) when this expense is taken into consideration, with current rent, you are negative cash flow.

A friend from high school contacted me about how her parent's have a rental in my town.  

My parents just bought a primary residence on more than 5 acres and aside from working with zoning/planning, we're not sure where to start.   

Any help will be appreciated.When investing out of state, a common strategy is to create parent and subsidiary LLCs.

Or-  You could target students (3 high paying students with parental guarantees renting 3 rooms in a 3 bedroom home), travel nurses, Airbnb, etc. 

If you can't get a loan on your own, why not team up with your parents? 

My maintenance guy tells me their respective FB posts have them living apart in their respective parents homes paying down their Liberal Arts student loans but dissing each other for everything imaginable. 

@Nicky Reader that’s what my parents have done with their properties, low/no rent increases and they stay longer.

I can live near Chicago with parents for free, stay close to school (Indianapolis), or move anywhere I want in the United States.
