I’ve owned my condo in Jacksonville for almost 2 years but never considered renting it out until I moved out.

This approach allowed us to move quickly and efficiently, ensuring the project stayed on track.

So in one move you get a low interest FHA loan. 

They also are quick to want to move in which makes it seem like they are jumping from place to place.

I found that $100/month did very little to move the needle compared to the gain from levered appreciation.

To me, this is using security deposit to pay for repairs DURING a lease (because the tenants aren't moving any time soon). 

I am renting out my first property and I have a tenant that is interested in the property but wont be able to move until August 2024.

The only time you should sell is when you know the money can be invested in something that will produce a much better return or when you need to move the money to bring you closer to your personal goals.

Rents will likely start to increase again in 2025 is my thought, but you probably can't wait until then to buy as home prices will have moved up again.
