(Yes, we hate them and they suck...they know it; no need to share).If you don't hear from the PM in 3 days, send the Notice To Quit to the tenant instructing that the utilities are to be paid up-to-date directly to you in order to avoid eviction.

I am a notary but I've never looked into the LSA route because as was mentioned most banks will notarize docs for free and if you ask most title companies will send the borrower the closing package including instructions to the notary via email.

I did a quick MLS search of how many 3 bedrooms are available in the price range of $250k-$320K.As of right now (10/20/19 @530pm pst) there are stated 34 active listings not including manufactured homes in SD county. 6 of which are in SD city limits. 3 stated VA approved6 in El Cajon2 in Vista stated VA approved2 Escondido2 Chula Vista. 1 stated VA approved1 in Spring Valley, stated VA approved 1 in Lakeside. stated VA approved The rest being further out...You could potentially rent out two of the rooms, pay a big portion of your mortgage via tenants and be on your way.
