You may have to look at some less traditional options (not a medium to large retail bank or mortgage bank). 

I would say no depending on your experience.Unless all CAP Ex has been completed, there may yet me more large expenses. 

Looking online I see a bunch of large companies that do this sort of work... but I would prefer a small consultancy, maybe just one or a few people.

Units turn should be no more then $2000 if there is no water heater or large item to replace.

I have seen this a number of times, first as an employee in a bank where my job was to pull credit on applicants...Do NOT buy a truck or car, furniture or any other large expenditure until the loan closes.  

America.but must air seal as it will bring warm air from conditioned spaces to basement. dehumidifier produces heat as by product, and takes more electric to operate. if go with dehumidifiers get large comm heavy ones with humidistat and direct drain. no one will walk away with it. 300lbsdont just open window unless dry air cat 1 wind blowing straight in.it wont remove moisture only feed it. i use activtek  air scrubbers secured to a bracket holding plate. it kills protects 2000-10k sqft of mold bacteria, and reduces moisture as its byproduct of technology esp basements.

I am eager and yet uncomfortable of the idea of depositing large amounts of cash for deals to someone I have not really vetted or who was personally referred to me.I need to learn how these deals happen.

What helped you scale up your business?

I'm not opposed to Single Family Rentals, but looking to optimize economies of scale. 

It's a semi-large bank and working with a local credit union seems more appealing (plus the added benefit of proving him completely wrong).
