When a new/prospective landlord calls regarding one of your existing/past tenants with questions, and if it wasn't a good tenant, what's the best way to handle the responses?

I had this happen ~ sort of~but I bought it at a discount and knew I’d be on the hook for the deposits ( triplex) Basically at the closing I signed an affidavit that stated I knew after the successful closing that once I took ownership I’d be responsible for them .

So I'd take the hit on capital gains and be pretty happy about being free of one rental responsibility and the mortgage on my house.
