@Joel O. even DSCR loan require whats called a warm bodied guarantor aka a physical person, to guarantee the loan will get paid.As far as removing your personal name and replacing title with an LLC, its probable but like I said, not all DSCR lenders report to credit, but some do.

Stay as far away from them as humanly possibly.

I could drive to 5 firms in just about any major market and while the principals may not let me in the door if they know I'm soliciting their workers for moonlighting, these people exist and are eager for this kind of work.Some of these folks have signed non competes; most of these body shops have not. 

As to actually buying near a body of water connected to the ocean, I would personally research what the projections are for rising sea levels over the next few decades and ensure you buy something that is high enough not to be affected by that.
