I don’t have their secret sauce but :You could do a small direct mail campaign with personalized material (since there really aren’t as many multi family deals) arriving on 5th of the month when payments could be pressing and rents past due to a list of landlords with recent evictions, liens, and possibly with out of town owners.Essentially it’s putting yourself in the shoes of how you might have sell something discounted and off market and then reverse engineering the ways you can identify that scenario.

Either way as a rental I want durable materials like tile flooring, durable counter tops, strong doors, and new locks.

Tools, cars, materials, house etc.

(material and labor).

I am currently doing my classes with REExpress and using Prepagent to learn the material and prep for exam. 

He said he does not charge regular customers more than his regular hourly rate and materials because he has to crawl in that dirt to treat, and he would rather crawl on the plastic!

I would never pay off someones loans and would not consider them as marriage material if they asked, thats a major red flag. 

You might try https://www.mfssolutions.com/.I have not used them, but had their info in my contacts, so must have thought they were interesting at some point.Same for bulkwooddesign-cabinetry.com  in Dallas.Might also try Surplus Building Materials in Addison, but not sure they do bulk.There is someone in the multifamily community that also does bulk supplies...trying to think of who that is....they're really an operator, but do enough renovations they started a sideline business. 

Going to be difficult to solve a supply side (labor/oil/materials) problem with a demand side solution.
