Those who bough income properties over the last year might start feeling the pain or at least getting a little anxious. 

My time went from being worth nothing to having real value, and I am finding the pain of opportunity cost to be pretty harsh. 

I’ve already temporarily addressed the leaking issue (crack in side walk and clogged rain leader pouring water into it) but could work on doing more external sealing work around house but the basement is a big pain point for me right now.

Also, transferring post purchase, I believe is a pain when it comes to the mortgage.

Also contractor/cleaner turn over was a pain. 

I am also new to the real estate game, and similar to Lyndsay I found Pace Morby's content helpful.From what I learned it is important to indicate a pain point that the seller has, which in this case seems to be that they quit their job and have this house that is weighing down on them.

Another issue that can be problematic and costly, are changes to floor plans that have been made to a home over decades, especially "conversions" where a large home is cut up into 3, 4 or more separate units, with kitchens and baths added for each, and often fireplaces blocked off or removed.

I’ve bought a house with a bad foundation and it’s a pain.

Your father is receiving monthly Cash flow without lifting his finger, does not go through the pain with Agents ( commissions, fees ), No capital gain tax and potential to actually make way more money by selling the property for a higher price on Seller Financing. 

It will be the fastest, least painful way to do it and may even make it under your 30 day threshold.
