No flight is necessary; families may travel in their own socially distanced comfort. 

Other than that, use the same softwares/tools as you would your STR - Pricelabs, PMS, etc. and make yourself a good website and social media to get as much direct booking as possible.Best of luck and keep us posted on what happens!

I haven't seen anything planned coming up, but I'm not on social media very often.  

Connect with others and post on social media channels such as LinkedIn, Facebook, Instagram, etc.

Since BP and social media are the main ways I connect with borrowers I've embedded myself with some lenders who allow first time 5 + unit operators, allow out of state investing, etc.  

I am just NOW seeing 5.5 to 6  and actually saw a few 7s but those were inner city Portland and well Inner city Portland on some blocks is just a mess socially.

Do your tenants rather want to live closer to social life/night life/ "city center" type of locations (apologies for the vague description) and driver further to the Hospital? 

@Sarah J.Ben's three questions are good - disregarding the fact he is coining new words ("amenetized") again.Take a good look at both neighbourhoods to see if there is an obvious explanation for the school rankings:- is there a social-economic difference in the population?
