Hi Guys,I know this is a bit of an unorthodox post for BP, but I'm moving to San Diego to start work on 1 April and am searching for housing/apartment sharing options in La Jolla/Del Mar/Pacific Beach/University City.

During a large economic downturn many may scale down and instead of taking a trip overseas or a week long trip to a high end beach location will "downsize" to a more affordable vacation in Gatlinburg or Pigeon Forge.

I am looking for an upscale property management company in the Laguna Beach area.

I say that because having dozens of rentals may give you good income but you are basically buying a second job you won’t be sipping pina coladas on the beach everyday .

This is an interesting building, there's a lot going on and that price near the beach in SoCal is intriguing.  

We used to have a duplex that the insurance alone was more than your entire cost estimate (it was in a high risk area on the beach).The 50% rule is the standard starting place for estimating expenses not including mortgage costs (principle and interest).

I purchased a beach house 3 1/2 years ago for 460K and I am in contract to sell at $724K after the rental season which is a nice bonus..
