What did not continue as normal was the replenishment of that population with young individuals moving into DC to take 1st jobs and internships, since so many businesses were closed, went virtual, and didnt hire on that low level employees and interns. 

My tenants are International students so they have money coming in from their parents as a proof of income.

Too much international money prop-ing up prices up - despite lower and lower middle class "locals" not being to afford a home on their own.San Francisco, Hawaii, Los Angeles, Seattle, Boston are examples of primary markets which are NOT ideal for cashflow investing.

I will intern at a commercial brokerage in Lakeland, FL, this summer. 

The more international experience they have the better.  

@Sebastian Patten Since there are many international travelers that come to Kissimmee, the vacation rental market has been a rollercoaster with the travel restrictions and Disney not being fully reopened. 

The internal parts in the big box stores are cheaper verses the parts from a plumbing supply, thus less breakdowns and less maintenance.  

That should alleviate wondering if they know how to build it as far as you’re concerned.If you can’t find that builder and they only have SFR build experience, then they’ll have to look up details they have questions about that are not referenced in the approved plans. 4 units is not going to be daunting to experienced residential builders, I don't know VA but local and state codes will overlay international anyway, so that experience is more valuable IMHO.

Also, it is beyond the inspectors International Standards Of Practice to disconnect any water supply connections.
