if so I would keep it around 625 - 650 ish.  3 bedroom will be more like 700 - 725.   750 at absolute most if it has a garage and central air, etc...   

When dealing with higher dollar valued homes it gets a little more detailed i.e. lot size, garage, central air, etc.

Whenever I can clear the air and set the record straight I will. 

So the trend throughout the shoreline, particularly the south shore of Long Island, is to jack these houses up in the air, and build a new, higher foundation below them.

It is an allowance for the cost of long term capital costs, roofs need replacement, systems such as hot water heater and air conditioning/heating systems wear out.  

Oh yeah, So the property is in Baltimore City, Maryland, in the Bel Air/Edison area.

Is there a noticeable different between what renters will pay for central air vs window units?

I binged on a TON of past podcasts on the drive up here, and have got her sold on the idea of house hacking.We'd like to invest in a small multi-unit around the Clifton/UC area, but as the old AF saying went: "flexibility is the key to air power, and in-decisiveness is the key to flexibility!!"

The charges for the carpet cleaning, window cleaning, chimney cleaning, new air filters and prorated rent charges accounted for almost $1000 of the tenant's security deposit.
