Hopefully you will have sold the property a couple of months after you finish the rehab, and you will save quite a bit in closing costs by skipping the refi process, given you would likely only hold the refi mortgage for a couple months or so.

The two remaining projects are finishing the yard (irrigation system, sidewalks, grass, fencing and flowerbeds/trees/bushes) and building a garage.

@Sam Grooms makes sense, I guess mainly I am wondering from a snap shot 10,000 ft level what an overall picture of a market may look like.

@Jed BurkeyI recently finished building a triplex just in advance of the 2040 plan to allow up to triplexes anywhere. 

We all can see  that there is a huge slow down and a lot of markets got flat and wonder if savvy investors think that it might sink further, especially now with mortgage rate going up again in October.

That said I was wondering what experienced wholesalers  do  or would do to dot all their i's and cross all their t's on the property to ensure there aren't a bunch of liens or other issues that would disrupt a smooth closing before calling a title company and spending hundreds of dollars for them to do the same thing?

The taxes on this property are already high (about $20,000) and am wondering what this added unit will do to this expense.

I'm finishing up the rehab in hopefully the next couple of weeks then looking to get it appraised but I am also worried I'll get stuck with a lot of money down. 

I am reading and am wondering if I can draw up all the numbers and possible risks, would someone be willing to engage in a partnership with me?

The market rent for this 3 bd 2 ba house with the level of finishes in this area is ~$1,500 if they were to keep the house and rent it.
