If the property will be a value add and purchased with a rehab loan that will later be refinanced, or paid off via a flip, a HELOC could be a good option for you.

So instead I concentrated my efforts on better negotiating for purchase prices and locating off market properties.

Our company JV's with experienced rehabbers... we fund the 100% purchase and rehab, they pay for points and interest and closing costs, then split the equity 50/50
