The housing market is incredibly high for a buyer.

House hacking is an incredible way to get into buy and hold investing with a relatively low financial barrier to entry. 

Of course, I would imagine an undertaking like this would require incredibly in-depth demographic and feasibility studies among other things - worst nightmare is to be in debt with your only asset being a beautiful new but vacant building in a location no one wants to be.

Get an app like CreditKarma and make sure you are doing well in all other categories that impact your score.

It should not be incredibly hard to do as it's an older New England home. 

Overall the tenants has a stable job, great credit score, has been been paying before time and very responsive.

Instead we have to first screen all other criteria first(income, employment, housing history, credit scores, etc.)
