I have no expertise in hotels, but I have friends in Charleston who have bought them in the past are actively seeking more hotels to purchase.  

I still have residential mortgage on the property at 3.75% I would like to place it in an LLC for some personal protection from litigation.

The LLC, I don't believe, would allow you to put homestead protection on the property.

Homestead protection laws vary by state, so speak to an attorney.

I would be a little careful trying to simply rely on a RE attorney for all of this, it is a different area of expertise.  

The idea is people want your expertise in solving those problems, then they trust & pay you. 

I agree but the big sharks move in first and it filters down to the little guy You have to have the expertise and vision to sniff out those neighborhoods that might change early An example was downtown Vegas 5 years ago The ceo of Zappos started buying on Fremont street  years ago and investors quickly moved in when they got wind of it Today is a desirable area with upscale tenants Your expertise is to sniff out these events early and take advantage It is not something t  laugh at but to capitalize on thru farming your area 

The Agent can tell me anything he or she wants without providing anything to back it up, even if the Agent doesn’t like the way I tie my shoes… Why, because there is very little Anti-Discrimination Laws that protects the rental consumer.
