There is a value add available by converting the one bedrooms into two with permits.

However, you can actually defer the gain realized (If any, there might not be any gain sometimes even if you have extra cash after payoff) on the rental portion with the section 1033 know as an involuntary conversion since the property was a total loss. 

Would it be smarter to just use the $150 extra a month on a different form of advertising ?

My guess is they are permitted as mobiles and not on any foundations.

Hi guys, We're doing some work in a bathroom and adding an extra bathroom and need a plumber to help with moving a few things around. 

I wanted a 3-2-2, around 1800sf, single story, with a fairly flat driveway (i have a boat) or extra parking, some repairs are fine, and in my price range. 

If the market tanks bad enough the extra $50 isn't going to matter.

You have to ask yourself, when they take away your permits will the townhome rent for 1250 per side?

Should be easy to find, just find other multis being built there, go to the planning office and ask who is on the permits.
