I'm honestly surprised, right now our only debt payment is a 857 mortgage, no car payment no student loans no credit card debt, and good credit 740's. she doesn't make just a lot (41k a year) but with the 857 mortage payment, her debt to income shouldn't be much over 25%.

If there is no way to get that kind of cash flow then buying the property doesn't make sense.

If you refinanced the same 400k with no PPP at 5% that would be a payment of 2147, or a savings of 514 a month.

The home is fully surrounded by woods—no neighbors in sight; so views are important.  

And of course I want it to be a multi family property so no matter what the scenario is, I can always have the other units rented out correct?
