Are there other strategies I should apply?

Your market should fit your goals and then refine your investment strategy based on what other investors are doing in the area. 

Taking the capital gain tax free is very powerful, if not the most powerful since other strategies can only defer the tax.  

The value comes from the conversations ahead of time that minimize taxes by providing a framework strategy and an evolving pathway that changes with each conversation with your tax strategist and new deal that your investing career contemplates.

Id assess the situation in a year  with my exit strategy in mind.

Most bank robbers get away with it the 1st time, yet no one comes on bigger pockets & ask’s if it’s a good strategy, even thought it’s quite profitable and you have decent odds of getting away with it, it’s still illegal, immoral and if you do get caught you’d go to jail.

Keep a wide net of strategies until you find one or two that work ... and then deep into those. 

It's a more mature take on the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy without the hands-on hassle.

Keep in mind there are lots of ways to make money in real estate and some strategies take more money to cash flow.
