Several questions come to mind are:1. usually with solar, PG&E sends an annual bill based on difference between electricity produced vs consumed for the year.

I’m only 30 and realize “good things” don’t last forever and I keep feeling this tug at my core to engulf myself in the real estate investing business but feel it would be foolish to walk away from my current position.

But also because It isn't a typical 30 year fixed consumer mortgage loan, I have very very low closing costs.  

So he's got some wiggle room and probably has some consumer debt.If he's buying a cashflow positive investment property, he should be OK even just using his base salary and ignoring the auto repair business...

Laborious and time consuming.

Any ideas on tasks like...Finding tenants- This seems to be the biggest time consumer and toughest to outsource.

It was very simple, just time consuming because you can't skip ahead or "beat" the timer.
