I agree that most people would congratulate you for your success, but if we don't have our morals at the end of the day, what do we have?  

My short term plan (which is constantly evolving as I learn) is to either flip or BRRR some houses starting out, then use that capital to boost my purchasing power on some multifamily properties.  

Manufacturing could certainly use a boost, but that is the case in most of the US. 

Overall the Metro East seems like a good place to invest if you're looking for stability and low cost of entry, but probably not a ton of long term upside.Beware, however, that you're in The People's Republic of Illinois and their government is bankrupt both financially and morally.

No one can or should give you legal advice here in the forums, so my first advice would be to ask a real estate attorney here in Florida what your options are, after they review your contract and the associated documentation and correspondence.That being said, you may very well find that the executed written contract is binding, and the seller may have a hard time getting out of it just because she changed her mind.Thus it may come down to your moral compass - do you feel better taking the deal with this stigma attached, or walking away and finding another one?

While we are in the business to make money, we also have a moral responsibility to not be so hard nosed that we lose what makes us human, that being compassion.
