Most of all use your lunch times to meet with anyone who is willing: other agents who may own investments, the smaller local lenders who you may someday need to get financing through yourself, or who your "barely qualified buyer of a flip" may need, follow inspectors on-site and learn about what can go wrong on properties before 1978, learn what can go wrong in new construction.

I have a couple of general newbie questions I was hoping someone could help with:When viewing duplex listings on sites like Zillow, some of the listings are obviously tenantless, as the pictures show bare rooms with no furniture, but some listings show fully-furnished rooms.

The house is 3 level but the basement is not finished, it has a walk-out, electricity and AC, plumbing rough-in for full bathroom - in fact it used to be a fully finished basement but everything was told bare due to water damage a few years back.

After starting repairing a house, I realized that I should have negotiated harder because the repair cost was going up and up and facing with unexpected inspection issues and other issues with a un-trustful contractor.
