Damage in individual bedrooms is easy enough, but you won't know who left that huge hole in the wall in the living room.

But I guess this is subjective to the individual wholesaler themselves, shady ones don't care much about the seller, or know about the market, good ones want them to get the most they can get and know what that is. 

You'll also have to consider what assets you guys own individually versus as tenants by the entireties.

If you are a hard working middle income or higher individual you will find the social standards of most lower income to be considerably different.

For example, some offers came from an officer of an LLC, but there was nothing in the offer that said the LLC board had authorized that person to make the offer.

Great advice from the guys above, and like they mentioned its a great community here on BP to learn and network with like-minded individuals.

While the board as a body can not be held accountable for misuse of funds, any individual can be, if it turns out to be they are using the money for personal property.

Variables include, personal credit, average property value, lowest property value, highest property value, average property DSCR and individual property DSCR etc. 

Her rent was below market rate so I immediately brought it up to market and let Seattle Housing Authority know of the increase.
