If you have a cat that pees or sprays, understand that even if LVP is waterproof, it can seep through where planks connect or edges/trim to reach to the subfloor or slab, causing major odor issues

I am issuing her a 1099-INT, and a I have had some tell me that loan points paid should be included on the 1099-INT, and others tell me that loan points should not be included as they are not actual interest.

You'll find with most lenders there will be an LTV reduction of alteast 5% for it being a short term rental and technically considered vacant .

Probably not an issue for seller financing, but make sure there are no prepayment penalties.You can calculate payment and balloon amount easily enough with excel or google sheets.
