I installed new cabinets and countertops, installed new vinyl planking, painted interior and exterior, installed a new 170ft security fence, extended a wooden fence and adjusted for grade, installed an irrigation system, maintained the foliage, and other maintenance updates.

The unit could use cosmetic upgrades or interior rennovation in the future, and I plan on rehabbing and improving.

@Charles Romano It is not the interior maintenance what you need to be concern in a HOA's  as a top priority but the financial health of the HOA community.

You mentioned knowing the cost before we take on deals like this, What caused the increase in cost, Was it changes on the interior finishes versus what you originally planned or projected to install?

So I am going to do some very minor improvements interior to hopefully turn that appraisal around.  

All new windows throughout, refinished wood floors, new interior and exterior paint, new garage and front door, new plumbing, new deck, and lots of natural light!
