Most standard policies are written to cover "sudden or accidental" releases of water.The issue is, if you've hired a property management company, do they have procedures in place to protect your property.

Just start out hiring one person, have that person make a certain amount of calls for, a certain amount of time (obviously your decision) Best case scenario - you'll get a ton of deals and learn all the rights and wrongs of what to say on the phone.

On the other hand, someone with absolutely no experience probably does need some help on these and other issues and therefore should hire an accountant and/or lawyer to help him get started.I would not recommend a financial planner as most financial planners don't have expertise in real estate and most financial planners are not very successful on their own.

If you are a Realtor you can do a property profile search through Title and find out the Bank who now holds the title and contact them direct, sometimes it works, or also I have watched for the clean out company to come through, they will tell you who hired them and that is a start.
