I appreciate the tip and the specific parameters to look for in a possible house hack, it really helps narrow down my options as to the properties to focus on. 

A couple of tips and cautions about using credit cards or lines of credit to invest would include understanding that your credit goes down when you utilize a high percentage of your overall credit limit.  

I will pick this book up today and read it.Thank you all for your advise, tips, and input in general.
