Like yourself, I work a full time job that I enjoy, however, I plan to purchase my first investment property that will hopefully lead to more properties and FI in the future.

If you can't find one let me know and I will refer you.In the future you will start asking for all money up front before lease signing.

If the money in that account isn't large enough to cover the cost and the second person can pay a larger share, then pay for the repair and first person's future profits are used to pay back the extra with interest as if it was a short term bank loan.
