Any advise or strategy on home insurance options, or minimum levels of renters insurance would be appreciated.

This is just me brainstorming ideas based on the scenario you wrote.

I  have about 220 leads after my team ends in my list and I have 3 options:1) research and   implement an interactive voice response technology to pick up calls for me when my team is off shift2) Pick up calls myself after my team's shift (this. risks breaking the systems I implemented in my business and also enforces a bad habit of working "in" my business3) Do nothing.

Based on your experience, any contingencies you recommend I should add to the contract in a situation like this?

I say “leases” because 4 of them had zero option to buy the system.

The VA IRRRL is a refinancing option offered to veterans and service members with existing VA loans to lower their interest rates and reduce their monthly payments.

Typically, you will get hit with 0.50-0.75% in rate to take the non-recourse option.  

A flipper I know didn't follow his recommendation and applied Killz (water based in CA) and during Realtor walk through, prospective buyers complained of cig smell.

I know there are other financing options, but the question we cannot seem to avoid is whether or not to hold (and rent) or sell the town home.It's tempting to leverage the current equity, move out and rent it - but from what I've read / calculated, it might not be the best return compared to other options.Ideas on how we can get into another home (larger but cheaper) while also (re)starting our REI journey?

Vaping doesn't produce the same strong odors or lingering smoke as traditional cigarettes or hookah, which could be a more acceptable option for your tenant.
