I’ve also heard that is best to collect an application fee.It is against the law in Massachusetts to collect an application fee.On one of our units, we require they fill out a Cozy application before showing them the apartment, in hopes that we can separate the seriously interested from those who aren't serious.

Investors buying cashflow positive properties don't have problems securing additional financing, as much as they have problems trying to work with lenders that aren't investor-friendly and thus aren't "counting" all that positive cashflow in their mortgage math.

You gave us no idea on the numbers so that is hard to say but often times (and I’m Learning this myself ) things that appear as scary deal breaking game changers aren’t as bad if you have competent help and the knowledge to fix them .
