If it is legit any legit lender/broker should know about the program and be able to verify if it is legit.One way to ell a scam is to see if everyone else offers something close.

Most standard contracts have terms for the seller to deliver the property in the same condition, free of personal property, debris, etc., so if you have doubts that your seller plans to do that, maybe reach out and ask if the storm caused any damage that will delay closing, to make them aware you’re not going to accept new storm damage.

1) have a building inspector come out and see if your shower answer is legal, proper, and common. 2) if so, and there’s no other reasonable cure lower their rent for the inconvenience, offer to let them out of the lease?

If he would just be doing the rehab work on the house (I am the money, property finder, everything else in the process) would you think it would be OK to offer a 60/40 split or 55/45?
