My buyer was not able to get approved by Lima because the per unit didn't meet there minimum ($50K per unit on a 6 unit property) even though Lima One knew this info when the buyer applied.

The first house was $235k and had no problems qualifying for a FHA total payment $1350- rents for $1600 (fair market today is $309k)The second was $244k, desperately in need of cleaning and carpet removal, bathroom needed a gut- but qualified payment is $1417- rents for $1600 (current value is $295k)Third house was not able to qualify- so we went with a rehab Price was $165 +$90k for the rehabWe had to put 5% down here so $12,750(I have an amazing lender and rehab contractor if you want to reach out privately)We did the rehab, waited until it was 6 mo old and refinanced it at the new appraised value of $372k.

The alternative is wondering where it went after it's been spent. 2) You do a written budget but are not sticking to it. 3) You have an income problem and therefore are not able to pay for your basic cost of living (which includes car repair) separate from building up an emergency fund.Does any of this ring true?

When the person is not able to do it right they give up and the work looks bad hence then we use quality word.

A more accurate statement would maybe be: 'It may be more challenging to find good deals on the MLS'... (1) there are only so many investors and no one can buy them all; (2) other investors may have their $ tied up and not able to purchase; (3) other investors may have different criteria (4) Someone is buying good deals on the MLS, so why not you?
