I'm fine with that, but my goal is that the investor learns how to fish on his own, so that no matter what happens in life, they have the skill set to prosper. 

We would like someplace family can visit 2x  a year and VRBO it the resto of the time as I should be able to have no mortgage on the property.

But then that leaves no money to do a BRRRR - so if you were looking at a BRRRR - you would likely need to lower the price of the house and find one that didn't need much fixing - which is probably a good idea for a beginner BRRRR experience.  

That's a have your cake and it eat it too situation...you want a no money down, no risk to you, and keep 100% of the equity situation.

That being said, we are pretty much now consistently in the sixes or sevens and not really seeing much 8% or above, even on no-prepay deals

To maintain a 1.1 DSCR your loan payment must be no greater than 1,909/month. 

If they are going to lie about something like this that has no financial consequence for them they are going to lie about other things.
