I'm an investor looking to expand my investment portfolio in the Greater Sacramento multi-unit  market. (  2-4 units) What areas have you found to have the best combination of generating income , safe neighborhoods and prospective upside.  

I'm excited by the residential and commercial real estate market of Southern California, and want to begin to explore investing while continuing to focus on my career in hospitality operations & sales/branding & entrepreneurship.I focus on opening and building operations and sales systems for event spaces, specifically venues converted from industrial buildings and independent, site-specific hotels and restaurants looking to create or repair revenue streams from weddings, corporate parties, workshops, and in-house programming.

Good Evening Bigger Pockets, After 3 years of hard work I've been able to get my first multi family Property in west new York, NJ.

I want to invest in small multi-families and work up to larger ones while taking advantage of value-add appreciation. 

I'm looking to expand into some multi-unit properties but am open to all opportunities. 

Both are landlord/investor/ tenant property management cloud based system.

:--HVAC System Duct: OK _____________________________________Yesgenerator by-pass - several rooms would not energize, possibly due to faulty GFI's, the AC would not turn on avisual inspection of all components was conducted and unit appears in good condition.

This is a multi-faceted question...A seller can still sell his/her property during pre-foreclosure.

I am interested in multi family rental properties and some fix and flip properties.

So - in a frothy market (multi-family/duplex/triplex rental opportunities) regardless of area - should you pay up to get a deal (over asking) or find something less popular?
