Greg there is a difference between getting info on private MLS and a broker or agents IDX exchange website.Some states have one mls or just two and others like Florida have tons of individual MLS's that where some private.Some MLS's are owned by REALTOR associations and others are not.Their is no Universal answer so you need to DEFINE the specific local area you are talking about and see what is customary there.

While you can charge students more, that tends to be over priced into the houses as everyone knows how "easy" it is to rent near universities.

I would really like to hear from everyone if this quoted standard is a kind of universal bar for what is really good?
