It does not look like there was ever any treatment done at any point to fix the issue, and some of the beams are completely rotted through.

has anyone ever bought a rental property from a wholesaler?

Just wondering how I could ever prove my parents house was my primary residence in case I was ever audited. 

I personally hold more money in cash as reserves for all my properties than i ever did before investing, so while i have a lot of net worth tied up in real estate the actual cash I have access to is actually higher. 

I did find one bank that would refinance to a 15-year loan at a good rate, but that would involve throwing a lot of cash into principal to get the payment down to the point it keeps cashflowing strongly.I've only ever bought two places, this rental and the one I'm in now, but I had considered buying a 3rd place in DC before my next overseas stint. 

If the interest ever grows on you to fund out of state let me knowWill do Michael I just prefer to be more hands on and involved as an active partner in my deals.

They have a maintenance guy that handles anything so our contact with the landlord is very limited.I would love to this property as my first investment property, however, I'm having trouble thinking about how I to be going about this.My initial thoughts are to just put out a feeler saying how much my wife and I love this area and that we eventually would like to hopefully buy some day and just politely ask that if they were ever thinking of it, to please keep us in mind.I'm having trouble figuring out how to communicate this message.
