I was unable to find tenants because covid hit and I closed 2 days before everything went into lockdown. 

When she vacations, we just close the office with a sign on the door having folks call.  

Most of the time they just need turned and new tenant in there to get close to market rent, depending on the class of area. 

After a few months of checking in with both my loan processor & loan advisor, we finally got the clear to close.

The city is pretty pro housing especially close to the urban core as this property is.   

Not all cities in all of the states we invest in are good choices.

Do you buy closing gifts for your buyers/sellers? 

We have a decent amount of savings, at least enough for a down payment and closing costs on our next home, but the buying power just seems so limited in our area. 

I have a network set up in the best BRRRR market in America right now where we closed on 30 deals last 6 months.
