All the deals that we do are on terms so know that in advance of reading this :-)I'd give him a few options, either lease purchase $32,251, 3 year term (want to always give a well thought out # as opposed to round #'s) and an owner financing offer of $39,577 (or however high you want to go).

Since taxes are paid in advance in Michigan, you have to "reimburse" the seller for the taxes they paid for the remainder of the year they paid in advance.

I purchased 4 then used the BRRR method to pull my cash out after the renovations and rolled that into others.  

As people in the UK are not familiar with what a money order is, I'm not sure they'll be familiar with a bank draft and I'm not sure whether the problem here is financial methods or language.Thank you.
