This is a really good opportunity to have a win-win solution: you get long term financing at a low interest rate under very favorable terms and the seller gets to defer capital gains.

This is not a legitimate solution.

I respect the ethics and definitely agree that it will help to draw an ideal tenant base to you.I'm not sure what your HVAC, plumbing, electrical set up is like in your building, but there are plenty of energy efficient solutions for things like hot water, thermostats, etc.  

Note that white label solutions provide technology, but do not necessarily provide "investor verification, communication, or advertising."

If you live close enough I would suggest a hybrid management solution which I use which is using a company like Evolve for booking and advertising at 10% (plus 2.5% payment processing) and then remote manage with help from exterior video cameras, digital door locks and a trustworthy housekeeping service.  

Do try to find why they want to sell and see if you can come up with a good solution for them - that's what I've had the most luck with but don't expect that to magically create deals left and right just because you've thought of something clever!

I let them talk, but basically let them know my belief is that it's all horseshit, but if they had a solution, go for it, which they did with the Sage.

What a golden opportunity to make all of your growth inside that now and use the tax preferential treatment to accelerate your growth while at the same time having that money available in case you need it.
