I understand the points the agents above made and agree with them, but I'll give you my experience and perspective here in Southern California, because some of the reactions you are getting may be based on the same.  

I'm from the Bay Area, California and since prices are crazy here I'd like to invest out of state.

Example Orange County, Ca. www.ocgov.com go under something like .... property tax assessment and real estate.Take your sold history value and find the percentage of mark up value compared to county assessment value for the year it sold.

He said quickly "Master doing this business right here in your own back yard first, then when you master it here in Southern California then you can do it anywhere".

But then I thought, if I dispute it, it could bring my property taxes up (0.79% assessed value in CA).Should I try to dispute the improvement vs land value or just leave it as is? 

I was looking at Texas, Florida and obviously California (to expensive for me).

For example I am local to San Jose Ca and when I go into search local forums it pops up and I can follow it. 

I live in San Francisco, CA and work as an engineer in the tech industry.

California and some other coastal markets have seen a 1-1.5% drop in property values monthly since Mayish.

The only way it worked out for me was because I was coming from California with high state taxes to Florida 0% as a remote worker.
