The tricks, gadgets and gizmos aside --> most banks, hard money and private money is going to want to see at lease 30% of the money come from you.Rich Dad and others will paper over this and offer all sorts of tricks, but that is pretty much whereOne way around this, might be to buy up to a fourplex and LIVE in it.

The trick in my opinion is to get rid of you as the middleman for performing these tasks and use a service like cozy.co where the applicant enters all their information and then you get the report and the background without knowing anything.

There are a lot of resources and websites that can help with this but for me I found that I'm not interested  in becoming an expert in this area, so I still learn and dabble in this area but I have used a management company from the beginning which because I found a good one has been well worth the small amount of money I've had to pay them, they have been very helpful and patient in the old teaching me  some of the things I need to know about the local markets in real estate tricks.

The trick, or should I say gamble, is that you find a good person/family to be the tenants.I know Douglas Skipworth and he manages several of my homes and his company has good property management if you want to buy and pay to have the home repaired.
