I may be wrong, but the issue lies in the fact that Spring Branch is a hot area and everyone and their mother is targeting this area.

You do not know why they are there and not only do they not have to tell you, they are legally permitted to lie to you.

Most of the low lying fruit like double pane windows, cfl lighting and upgraded insulation has already been picked because of statewide energy codes in place (but always being upgraded) since the 1980sIf your market doesn't have energy codes as strict as Seattle's there's probably some nice low hanging fruit waiting to show up in your NOI.

I want to occupy the real estate sales industry as my whole career, i want to start off selling homes for a broker until I have enough funds to live , invest, and sale on my own, or maybe become a broker myself. it's the only thing i can picture myself doing everyday for the rest of my life, and truly believe my passion and happiness lies within RE sales and investing.
