The first week of the month is the busiest week because of the rent collections and there is a lot of communication from tenants that are going to be late.The busiest is a day like tomorrow, the 1st fell on the weekend, so, it will be extra busy

I would also like to do my first business deal with somebody so I can learn an gain experience from that person.

He is wanting me to purchase the building then him pay me rent, and is wanting to pass his business along to his secretary for her to run when he retires.   

No one thought of this as “wholesaling”, or thought of it as a stand alone business, or thought to provide seminars or mentorship’s on the process.

Should I walk away from the first property or try to raise private money to make both deals happen? 

I see a lot of discussion here about maximizing profits and adding clauses to leases so that tenants take more responsibility for things, but I'm interested to know some advice about how to take better care of tenants to build up a good reputation and practice business in a fair and compassionate way.

Overall, I wish I had never gotten into the turnkey business it has been very stressful and a huge financial loss.
