IMHO, the 50% rule and rentals (and investing in general) can be analyzed just like a casino game.

Best thing to do is to figure out whether the issue the tenant has is truly legit.

I am sure there are some HML that are legit, fair and reasonable BUT my opinion is based on research and those whom I have talked with that have had horrible experiences with HML.

Trump does admit real estate is an appreciation business and claims 9 billion out of 10 billion is free and clear so he just might be right...well not might be:) He says he bought casinos for cash flow.

We opted to digest all we heard and learned before shelling out the money.I am in no way looking for something for free and completely see the value of investing in tools and strategies of people who know what they are doing but how do you know they are legit?

I was just thinking that since I had no proof of income it would be difficult but I suppose that they're just mostly concerned about it being a legit deal when it comes to commercial properties.

Yeah these companies fund one every once in awhile to CLAIM they are a legit lender.
