I clearly know my stuff BUT that's the thing, I am way too busy DOING transactions to run around burning time doing BPO's unless they are for my clients and connected to something actionable.

In that case, return the rent to the old tenants for the last 10 days of the month and collect that rent from the new tenants.If the paperwork they signed said that the deposit is non-refundable if they do not move in, then keep the money.
