New construction would certainly lower your capex and based on the price tag it's probably in a great area, but you don't even know if you like investing yet and I image a 4 unit that costs this much would be more difficult to sell.

I've seen a few Title III offerings already and their Form C filings with all the required disclosures and it doesn't seem that difficult at all, most Reg D offerings already provide most of this information.

Brandon Velikaneye I used to work at Loopnet and I can say that the listings on there are difficult to work with because you are getting national exposure and many people use it because they cannot sell in their local market.

They want to squeeze every dollar out of the warm months knowing that they aren't guaranteed any work once it gets cold.Nothing wrong with that mentality, but it definitely makes it difficult to built year-round relationships with contractors this way.To give you an idea, I did about 30 rehabs in two years in the west suburbs of Milwaukee.
